I.&n= bsp;            = ;      The me= eting was called to order at 7:05 = P.M.

 

II.&= nbsp;           &nbs= p;   Minute= s of the board meeting on May 14, 2007 were reviewed and approved as written.

 

III.=              Treasu= rers Report:

 

A.&n= bsp;   Financ= ial reports were reviewed. Troy reported that there are 22 outstanding accounts for dues. Ken informed the Board of a phone call from Lyle Brown; 1242 E Caples Court who has been wor= king out of town and then was on vacation for a month and just received his invo= ice and requested permission to receive the discount. The Board agreed that if = he sent payment in by the end of the week he could get the discount.

B.&n= bsp;    The Wi= rt property; 725 E Heritage Loop is empty, = but being cared for by the son. His invoice was returned and there is a question whether his PO Box has been closed. Ken is continuing to try contact the ow= ner.

 

IV.&= nbsp;            Commit= tee Reports:

 

A.    CC& R’s:

1.      Ken summarized the issue of Nelda Perryman; 824 E Pioneer Loop. Neighbors behind her have been dumping trash and yard debris into the ditch between the properties. According to Public Works Director, Jeff Sarvis, th= is ditch is an easement but is owned by the property owners along the easement= . Nelda is working with the City for a resolution. Since this is not a HOA issue, a= ll further questions or correspondence will be referred to the City.

2.      Ken re= ported an email from Brenda Gregory; 765 E 15th Circle who has complaints of CC&R violations on her street. Ken responded to her issues and appears = to be resolved.

3.      Lot 96 – 1296 E Timmen Court is going into foreclosure and the builder; Adair Homes is taken the house back and will be upgrading the home and doing the landscaping.

4.      The Be= yer property; 540 E Heritage Loop is now for= sale.

5.      Rob Co= llins described the procedure that Heritage Ridge HOA follows for their CC&R violations. They send 3 notices of non-compliance describing the violation = and a fine schedule if not resolved according to the CC&R’s. A lien is = applied to the home for the fines and it is turned over to a collection agency and = then taken to court. All additional charges are the responsibility of the homeow= ner. Rob reported that 9 out of 10 end up complying and pay the fine as they don’t want the legal fees.

V.&n= bsp;            = ;   Old Business:

 

A.&n= bsp;   Fence repair: The broken section of vinyl fence along Southview Heights Drive is still not repaired. Ken will contact the fence company again.

B.&n= bsp;    Entran= ce sign painting: Katie Collins, a recent LCHS graduate was recommended by the= art department to paint the sign at the SVH entrance. Ken met with her and she = is willing to do the job. Ken suggested paying $100 for her work. The Board ag= reed to have her paint the sign. Roger Golliher has volunteered to pressure wash= the sign before painting.

C.&n= bsp;   Curb n= umber painting: The Boy Scout troop decided that they didn’t have enough bo= ys interested in the job. Other avenues will be investigated.

D.&n= bsp;   HOA an= nual picnic: August 2= 5, 2007, 4pm

1.      Rowdy = Berry is organiz= ing a band for the picnic. He will confirm soon.

2.      Ken wi= ll remind Jeff Sarvis to have the water and electric turned on at Heritage Park.

3.      Ken wi= ll check into getting corn again this year.

4.      Herita= ge Ridge HOA will be joining us for the picnic. They have agreed to pay $2 per household ($114 total). Troy will send an invoice to them. Rob will send an announcement to Heritage Rid= ge homeowners.

5.      The Dreyer’s ice cream promotion may not occur. Rob Collins has volunteer= ed a snow cone machine if needed.

6.      Plans = were discussed regarding set-up, canopies needed, a truck to transport the grill= s, who will be cooking, etc.

 

VI.&= nbsp;            New Bu= siness:

 

A.&n= bsp;   Newsle= tter: A newsletter will go out the first of August announcing the picnic. Also, a strong reminder regarding regulations on trash cans, yard debris containers, boats, RV’s, etc. will be included.

 

 

        &= nbsp;           &nbs= p;   Next meeting scheduled for September 17, 2007. Due to Labor Day and conflicts wi= th the             &= nbsp;           &nbs= p;   2nd Monday’s usual date it is moved to the 3rd Monday.
